Service 02 — Responsive repairs

Responsive
repairs

Day-to-day and emergency repairs across all trades, on your priority codes and your response times.

Illustration of an R&D Group responsive repairs visit: a supervisor showing a resident photographs of the completed work on a tablet at her front door, with an operative clearing a kitchen waste trap, an electrician testing a consumer unit, another tracing a damp patch on a bedroom ceiling with a moisture meter, and a roofer working from a scaffold above.

In short

A repairs service is judged on three things: whether you turn up when you said, whether it's fixed when you leave, and whether the resident is happy afterwards. Everything we do on responsive work is built around those three.

Emergency

Make-safe first

Where there's a risk to safety or the property — water coming in, something structurally unsound, an exposed service — we make it safe first and sort the permanent repair after.

Priority codes

Your response times, not ours

We work to the priority codes and target times set out in your contract, and report performance against them rather than against a standard of our own.

First time

Fixed on the first visit

Operatives carry common materials so a repair doesn't become two appointments. Where a follow-on is genuinely needed, it's booked before we leave.

All trades

One order, whatever the trade

Roofing, joinery, plastering, brickwork, glazing, plumbing and electrical. You raise one order rather than working out which specialist to call.

Access

Chased, not written off

No-access is followed up by phone and by card, and re-booked. A resident who missed one appointment isn't a closed job.

Records

Photographed and closed properly

Before and after photographs, materials used, time on site, and the resident's sign-off where they're in.

A drainage repair at an occupied house: the run traced and rodded to prove it, the wall opened up to reach the old clay drain, new pipework run and connected, and the ground made good before we left. More in the gallery.

Low brick boundary wall before replacement, the brickwork failed and leaning out of line
Boundary wall before: failed and leaning

Boundary wall replacement in Stretford — the old wall down, sound bricks kept back, the footway swept and kept passable throughout, and the new wall run out with a brick-on-edge coping. More in the gallery.
