Tell us about the job and we will price it

Five short steps, about two minutes. Add photographs and you will usually get a figure back without anyone having to visit. Everything you send is handled under our privacy notice and used only to price your enquiry.

What to photograph

Three pictures of this sort will usually get you a price without anyone coming out. They are the ones our estimators ask for every time.

A flat roof photographed from far enough back to show the whole covering and where it meets the walls

Wide

One of the whole thing

Stand back far enough to get all of it in — the full roof, the full elevation, the full room. It tells us the size of the job, and size is most of the price.

Close-up of a decayed timber soffit and fascia, the paint perished and the timber opened up

Close

One of the problem

Then move in on whatever is actually worrying you. Close enough to see the damage, far enough back that we can still tell where on the building it is.

A mobile access tower set up against a house frontage with the footway kept open past the works

Access

One of the approach

Access changes a price more often than the repair does. Alleys, parking, height, overhead cables, a gate we cannot get a tower through.

Please take them from the ground. If it cannot be photographed safely from where you are standing, leave it — we will send someone with the right equipment, and that visit is still free.

What a “from” price does and does not mean

From

A starting point, not a quotation

Where we show a figure, it is the lowest realistic price for straightforward work of that type — good access, sound structure, nothing unexpected behind the plaster. It is published so you can tell whether you are in the right ballpark before anyone spends time on a survey.

Fixed

The quotation comes after the survey

Every price we actually commit to is written after we have either been to the property or seen enough photographs to be confident. It is fixed, itemised, and it holds for 30 days. We do not price against a guess and then revise it halfway through the job.

SOR

Housing and commercial is different

If you are a registered provider, a managing agent or a main contractor, we price against your schedule of rates or the NHF Schedule rather than a retail list. Tell us which framework or SOR applies and the response comes back in that format.

What comes back

A fixed, itemised quotation — and if you go ahead, work that looks like this. Every one of these started as an enquiry and a handful of photographs.

A completed flat roof with a new torch-on covering laid and dressed into the upstands
Flat roof recovered
Finished eaves with new fascia, soffit and rainwater goods fitted along the roof line
New fascia and rainwater goods
Ridge tiles bedded and pointed with new lead flashing dressed into the roof covering
Ridge rebedded, lead dressed in

Common questions

Do I have to pay for the quotation?

No. Quotations are free, including a survey visit if one is needed, anywhere in our normal working area. If your address falls outside it we will say so before booking anything.

How quickly will I hear back?

Within one working day for the first response. A full priced quotation follows within three to five working days for most jobs, or the same week for a straightforward repair you have photographed well.

What makes a photograph useful?

Stand back far enough to show the whole elevation or the whole room, then take two or three close-ups of the problem itself. If there is a stain, a crack or a damp patch, put something recognisable beside it for scale.

Is my information safe?

Details and photographs go to our estimating inbox and our job records, and nowhere else. We do not sell data and we do not pass enquiries to third-party lead brokers. The full position is in our privacy notice.

Can you work in an occupied property?

Most of what we do is in occupied homes. We dust-sheet and clear down daily, work to agreed appointment slots rather than leaving residents waiting in, and operatives are DBS-checked where the contract requires it.

Do you work outside Greater Manchester?

Yes. The core teams are based in Wythenshawe and most planned work sits in the North West, but we deliver contracts further afield — tell us where the property is and we will be straight with you about whether we are the right firm for it.
