1973
More than fifty years working on buildings in the North West.
About
A family-led building repairs and renewals contractor, trading since 1973 and now in its third generation, working for organisations responsible for keeping buildings watertight, safe and lived in.
Our history
R&D Group's history begins on 20 September 1973, when brothers Robert and Dave Ling established R&D Roofing in the North West. The original business was built around roofing: repairing leaks, renewing coverings and carrying out the practical maintenance that keeps buildings watertight. From those early years came the principles that still matter here — practical problem-solving, skilled workmanship, reliability, and taking responsibility for the work.
More than five decades later, roofing remains one of our core disciplines. The business around it has changed considerably. R&D Group now delivers responsive repairs, planned maintenance, renewals, refurbishment, damp and mould works, mechanical and electrical services, building safety works and insurance reinstatement, alongside the roofing expertise the company was founded on.
The business has evolved. The name has evolved. The services have expanded. The heritage has remained continuous.

The certificate on the left is the paperwork behind the date at the top of this page: R & D Roofing, registered under the Registration of Business Names Act 1916 on 20 September 1973, registration number 1704237.
It is worth showing rather than describing. Fifty-year claims are easy to make and procurement teams are right to test them — this is the document, and the incorporation of R & D Roofing Limited in 2003 sits on top of it.

From 1973 to R&D Group
Not a story of uninterrupted expansion, and not an attempt to become the largest contractor in the market. A story of continuity across three generations. Pick a year, or open any entry to read it.
Brothers Robert and Dave Ling found R&D Roofing on 20 September 1973, registered under the Registration of Business Names Act 1916. The early work is roofing and associated external repairs across Greater Manchester and the surrounding area.
Roofing did more than give R&D its name. It set the technical foundations of the business: fault diagnosis, weatherproofing, working at height, working safely above occupied property, and understanding how the parts of a building interact once water gets in.
By the early 1990s the work had moved beyond private roofing into local-authority housing repairs and maintenance, with works undertaken for Oldham Metropolitan Borough Council and Bury Metropolitan Borough Council, continuing into the 2000s.
That work demanded more than roofing ability. Operatives were working in and around occupied homes, responding to defects across housing stock, and working to the client's own procedures, priorities and repair programmes — responsive repairs, emergency and priority defects, resident interaction, cyclical maintenance, dispersed portfolios, client inspection, and delivering the same work consistently across many properties.
Long before responsive-repairs frameworks, digital works-order systems and formal KPIs became commonplace, R&D was already working in the municipal housing-repair environment.
Through the late 1990s and into the early 2000s R&D carried out works for Trafford Council — a relationship that matters in the company's history, because Trafford and the surrounding area have stayed closely connected with the business ever since.
It also meant that when Trafford's housing arrangements changed the following decade, R&D already knew the stock, the area and the operating environment.
In the early 2000s R&D worked in partnership with Salford City Council delivering responsive repairs. Responsive housing maintenance needs a different operating model from conventional construction: rather than mobilising once to one site for months, a contractor attends numerous occupied homes, diagnosing different defects against individual priorities and timescales.
Receive the repair, assess the defect, mobilise the right trade, complete the work, evidence it, move to the next property. That model still underpins much of what R&D Group does today.
As Robert and Dave Ling retired, Ronald and James took responsibility for continuing and developing the business. They inherited a company that was no longer a small roofing firm: by this stage R&D had experience with Oldham, Bury, Trafford and Salford alongside private and institutional clients.
The task was to preserve the roofing expertise while developing a more structured contractor capable of supporting increasingly demanding public-sector and housing clients.
Significant roof-renewal works at Sale High School showed the other side of the developing business: alongside high-volume responsive maintenance, R&D could take on larger programmed roofing projects for schools and other public buildings. That combination became central to the service offering.
The present legal company was incorporated on 14 May 2003. The distinction matters, particularly to procurement and compliance teams reviewing company history: incorporation is not the date the business started trading, but the point at which an established business moved into its present company structure.
By that date the R&D name had already existed for roughly three decades and the business had accumulated experience with several North West local authorities. So we state it three ways: trading since 1973, public-sector housing experience since the 1990s, incorporated as R & D Roofing Limited in 2003.
Following the transfer of housing stock from Trafford Council and the development of what became Trafford Housing Trust, the way local housing services were procured and managed changed. For R&D the environment was not new — the company had already been working within Trafford housing during the preceding years.
Working in somebody's home is fundamentally different from working on an empty site. It needs consideration of residents, appointments kept, belongings protected, clear communication, and repairs completed efficiently without compromising safety or quality. Those principles remain central to how we approach social-housing work.
Works awarded for Regenda Group, including a programme of garage roof replacements — the ability to deliver repeatable planned works across many properties rather than isolated repairs. Programmes of this kind developed disciplines now embedded in the business: surveying, programming, material procurement, resident coordination, quality inspection and consistent delivery across multiple locations.
R&D began working directly with Stockport NHS under a repairs arrangement covering roofing faults and water ingress. Healthcare estates bring a different operating environment: repairs alongside clinical activity, staff movement and members of the public, where access, noise, infection control and continuity of service matter as much as the repair itself.
Roofing repair works commenced across the MFT estate, including investigation and repair of roofing defects and water ingress across operational healthcare properties. By this point the business had considerable experience of reactive works to buildings that cannot simply close while contractors complete repairs.
Throughout 2020 R&D continued necessary works to operational buildings, including healthcare environments and people's homes, adapting working practices to the restrictions in place. Where buildings still needed to be safe, secure and watertight, those repairs could not simply stop.
Site access changed, resident contact changed, infection control became part of normal planning, and materials and labour became harder to coordinate. It reinforced something already part of the culture: responsive maintenance is a service to the people using the building, not just a construction task.
Ronnie Robertson, Ronald's son, became a Director — another generational change, and the start of a wider programme of modernisation and expansion. The objective was not to move away from the roofing heritage but to build on it: apply the same approach to the rest of the property, and let clients procure more of their repairs, maintenance and renewals through one accountable contractor.
A responsive roofing repairs workstream for L&Q covering the 2023–2025 period, developing experience in high-volume social-housing repairs: responsive roof repairs, leak investigation, pitched and flat roofing, leadwork, chimneys, roofline and rainwater goods, access and scaffolding coordination, occupied-property working, photographic evidence and completion records, Schedule of Rates commercial management, and resident-focused delivery.
The L&Q relationship developed into a responsive roofing and scaffolding programme with an anticipated value of approximately £1.5 million, alongside directly awarded lower-value building and maintenance works.
That was strategically significant. For decades clients had known R&D through roofing; increasingly the same clients were asking us to deal with defects elsewhere in the building. Rather than handing an associated internal repair, joinery defect or making-good work to someone else, the business built the capability to manage the complete repair.

Insurance repairs demand a different approach from conventional maintenance: establishing what damage relates to the insured event, documenting the condition of the property, providing a detailed scope, validating costs and maintaining a defensible audit trail throughout.
The work runs from an isolated building repair to significant reinstatement following escape of water, flooding, fire, storm, impact or structural damage. It accelerated our multi-trade capability, because reinstatement rarely stops at one trade — a leaking roof may need plastering and decoration, a flood may involve plumbing, flooring, joinery and electrical work.
The trading identity R&D Group reflects what the business has become: a contractor working across the building rather than being defined by a single trade. The legal company remains R & D Roofing Limited; the Group identity brings the broader capability together under one organisation.
A position awarded on the NEUPC Roofing Responsive Repairs Framework. Framework appointments allow the established responsive-repairs model to be offered to a wider public-sector client base.
Insurance-reinstatement operations expanded further, including repair instructions associated with Lloyds Banking Group insurance customers through an insurance repair network — developing capability in initial inspection, damage assessment, scope validation, photographic reporting, itemised estimating, emergency make-safe, multi-trade reinstatement and completion documentation.
The disciplines that matter to public-sector clients — evidence, accountability, transparent costing, auditable records — matter just as much in insurance repair.

And now
R&D Group today is a multi-trade building repairs, renewals and property-maintenance contractor. Roofing is still one of our strongest technical disciplines and still the trade we are best known for — but it is now one workstream among several, and a client managing a portfolio can bring us the whole building rather than just the top of it.
Most of what we do runs to the same shape: a client raises the work, we survey or attend, we carry out the repair with our own directly employed trades or approved specialists under our supervision, we evidence it with photographs and records, and we report it in the format the contract asks for. Whether that is one responsive repair on a priority code or four hundred kitchens across a programme, the discipline is the same.
Responsive roofing and repairs for housing providers, planned renewals and programmed investment works, void turnaround, damp and mould, building safety and compliance, mechanical and electrical, and insurance reinstatement through a repair network.
Framework and DPS appointments including NEUPC, CHIC and Work Radar; measured term contracts and Schedule of Rates arrangements with housing providers; and direct instruction for insurers, loss adjusters and private clients.
An expanding management, commercial and business-support structure — contracts management, commercial control, health and safety, and administration — so the delivery capability is matched by the governance a modern public-sector contract expects.
Why roofing still matters
There is a reason roofing remains such an important part of R&D: it taught the business to diagnose rather than cover over. Water appearing inside a building does not mean the defect is directly above it. A successful repair depends on understanding the construction, tracing the fault and fixing the underlying cause.
That mentality now runs across the wider work. Whether we are investigating damp, repairing masonry, reinstating an insurance loss, refurbishing a void or replacing a roof, the principle is the same — understand the defect, repair it properly, and leave a building that performs as it should.
It is also why the photographs on this site are working photographs rather than a portfolio shoot. A repair that is right is usually invisible once it is finished; the evidence that it was done properly is the record taken while it was open.
The through line
Robert and Dave Ling established it in 1973. Ronald and James took it forward as the founders retired and oversaw its development into the present limited company. The next generation is now building on that foundation, expanding R&D from the roofing contractor it was known as into the wider property-repairs and renewals business it is becoming.
Across those generations the principles have stayed remarkably consistent: do the job properly, treat people fairly, stand behind your work, keep your word — and never forget that the building you are working on matters to somebody.
Values
We work at height, and inside buildings people are living in. Nothing is worth cutting a corner on access or protection, and anyone can stop a job without needing permission.
Fixing the cause rather than the symptom, and doing it in a way that lasts. A repair that fails in eighteen months costs everybody more than doing it properly the first time.
Clear quotations, stated exclusions, variations agreed before the work. We commit to honest, fair and transparent business with zero tolerance for bribery, corruption or unethical practice.
Most of our sites are somebody's home. Notice given, appointments kept, property protected, mess cleared.
If something goes wrong, we own it and put it right. Complaints get answered by a person, not a process.
Priced consistently and auditably, so you can demonstrate to your own board or auditor that the money was well spent.
Waste handled properly, materials reclaimed where practical, and repair preferred to replacement where a repair will genuinely last.
Local recruitment, apprenticeships and training routes into a trade that badly needs them.
People & fleet
Directly employed trades in our own vehicles, turning up when we said we would. The vans carry the accreditations because the people driving them hold the cards — CSCS, IPAF, PASMA, and the training records to go with them.

Managing Director
Ronnie became a Director of R&D in 2023, representing the next generation of leadership within the family business. His connection with the company extends considerably further than his formal appointment — having grown up around the company, its workforce and its projects, he developed an understanding of the practical realities of running a roofing and building-maintenance contractor before moving into its leadership.
His role today covers both the day-to-day company and its longer-term direction: business strategy, major client relationships, contract opportunities, tendering, commercial development, operational performance, systems and procedures, compliance, recruitment and expansion into new workstreams.
A major focus of his leadership has been developing R&D beyond its traditional identity as a roofing contractor. The objective has not been to move away from roofing — which remains one of the company's strongest technical disciplines — but to build the organisation around it: responsive building repairs, planned maintenance and renewals, void refurbishment, damp and mould, mechanical, electrical and plumbing services, insurance reinstatement, building safety and compliance, commercial and Schedule of Rates management, and more structured quality, competency and governance systems. That development ultimately led to the wider R&D Group identity.
Ronnie remains particularly involved where a matter affects the company's reputation, commercial position, key client relationships or future growth. As the organisation grows, the intention is to strengthen the management team around the business while retaining clear Director-level accountability.
Director — second generation
Ronald Robertson represents the second generation of R&D's leadership. Following the retirement of founders Robert and Dave Ling, Ronald was part of the generation that took responsibility for continuing and developing the business into the 2000s.
His experience is rooted in the practical delivery of roofing and construction works, and gives the company an important link between its traditional trade background and the modern contracting business it has become. During this period R&D developed its work with local authorities, housing organisations, schools, healthcare estates and other institutional clients, and the business was incorporated as R & D Roofing Limited in 2003.
Today Ronald continues to provide senior experience to the business — supporting technical and operational decision-making, attending sites where appropriate, and providing continuity between the company's historic working practices and its present management structure.
