Service 03 — Planned maintenance

Planned
maintenance

Cyclical programmes, planned renewals and programmed investment works — delivered across a portfolio, in occupied properties.

Illustration of an R&D Group planned maintenance programme on a terrace: a scaffold run along the whole elevation with roofers stripping and re-covering, an operative repointing brickwork, another fitting a replacement window, a cutaway showing a newly fitted kitchen and bathroom, materials stacked on pallets, and two supervisors reviewing the programme on a tablet while a resident talks to them.

In short

Planned work is mostly a logistics problem. The technical side of replacing four hundred kitchens is not hard; getting into four hundred homes, on the day you said, without a queue of complaints behind you, is. That's where the effort goes.

Programmes

Renewals across a portfolio

Kitchens, bathrooms, windows, doors, roofs and external fabric, delivered as a rolling programme rather than one property at a time.

Cyclical

Cyclical maintenance

External decoration, gutter clearance, servicing and inspection on a fixed cycle, so the fabric doesn't reach the point of failing.

Investment

Programmed investment works

Stock-condition-driven works with a defined budget and a defined end date, reported against both.

Surveys

Survey before you commit

Pre-programme surveys so the scope, the variations and the budget are understood before the first property is booked, not discovered in month four.

Residents

Notified, booked, kept informed

Notification letters, agreed appointments, a named contact and a route to raise a problem. Vulnerable households identified before booking.

Reporting

Progress you can put in a board paper

Properties complete, properties outstanding, spend against budget, satisfaction, and the reasons behind any slippage.
